There is a misconception that buyers do not need representation when opting for new construction. New Home Builders marketing teams often tell buyers that they don't need buyer representation when purchasing a new construction because "they don't have anything to do with the construction process". New Home Construction

Most times a Buyer will appoint a buyers agent to represent them and their best interests when purchasing a resale property, however that fact is often overlooked when purchasing new construction. Most buyers think that the New Home Builder has his own in-house marketing team who will give them the best price on the home they wish to construct. That is a myth. The agent in the Builders Model Home will then receive two sides of the commission and she/he will still be acting for the Seller and not always offer you the best negotiating options. If you are looking for a new construction home it is a good idea to get your own buyers representation. These are the points you should know about New Construction
The Seller is represented by the wonderful marketing person inside that model home
The Sellers Representative is looking after the New Home Builders best interests
